1. DAMAGED or MISSING FLASHING
Flashing is used to direct water away from seams and joints. It is used around vertical elements of your roof. Along side chimneys. It can become loose over time or because of improper installation or the house settling.

4. ROOF ROTTING
Shingles can start to rot when the core mat of the shingle absorbs too much water. This is common with organic-based shingles.
If these shingles remain wet for too long, the water can then soak into the roof decking, especially if there is no roof underlayment between the shingles and roof decking (wood).
5. ALGAE
Algae growing on the roof is sometimes evident and sometimes it’s not. Depending on how long it has been growing.
Algae growth on roofs are microorganisms that thrive in moist conditions. They spread by releasing spores into the air. The spores require a moist surface to open. If that happens to be your roof, that is where they will bloom.
6. CURLED SHINGLES
Curled shingles are very noticeable from ground level. Especially if there are several of them all together. Shingles can start to curl if the nails have been placed too high on the individual shingle.

7. SHINGLE BUCKLING
Shingles can buckle or ripple. This can be caused by wrinkled underlayment or the roof sheathing (decking) shifting.Â

8. MISSING SHINGLES
Improper fastening of shingles can cause shingles to go missing in the wind. Steady wind can also cause shingles to come loose.
High winds can then cause loose shingles to be blown off the roof. Even one missing shingle can cause leaks, as well as compromise the shingles around the missing shingles.
9. HAIL DAMAGE
Hail damage is difficult to detect from ground level. Hail can cause damage to individual shingles and cause roof leaks.
10. GRANULES IN GUTTERS
If you notice large amounts of shingle granules built up in your eavestrough. If the shingles are quite old, the shingles will look different.
